How does the custom home building process work?

It can be scary going into a situation when you don’t know the process. There are a lot of uncertainties, so below we’ve outlined the 6 basic processes to getting your custom home built.

1) Consulting

We have an Award-Winning Architectural and Construction team with the experience and knowledge working on small first-time custom homes, all the way up to your ten thousand square foot plus estate homes. The journey begins together, as we go over your wants, needs, style, ideas, thoughts, and more. No idea is too small or too big to bring up and discuss with the team.

2) Concepts

Once you’ve finished with the consulting it is time to capture the concepts in a more real fashion. Our Award-Winning Architect is ready to breath life into your wants and needs and present you with concepts. Together you will agree on the design of your new dream home.

3) Rough Estimates

Once concepts are finalized, we move into getting you a rough estimate based on those finalized concepts. This is a critical phase where you can work with our team to decide what you want and what you need that fits your budget for your custom home. During this step allowances and budgets are determined for certain finishes such as flooring, cabinetry, and appliances.  After all the hard decisions have been made and a budget set, a cost break down for your custom home will be put together and approved by you. If everything matches your budget and no more changes are required, it is time to move to the contract phase!

4) Contract/ Engineering

This step happens after your design is finalized and a budget is set and approved. Contracts are a crucial part of protecting both parties and shouldn’t be something you fear. We have your back and will ensure that you have a wonderful building experience.

Once the contract is signed, we will be ready to send your custom plans to our experienced engineer. During this time, we begin gathering all the necessary documents to submit for permitting.

5) Selections/Bidding/Final Prices

With the previous step complete you are invited to come down and meet with one of our designers in our design center as well as visit some of our professional vendors in order to make final selections on the finishes of your custom home. They will go over the selections of materials, finishes and any other design item left to be decided and priced out. The final selections allow us to get final bids out to our trades as well as get final pricing back.

Prices and cost of material fluctuate, so its important that we lock down prices to ensure the budget stays on track and the construction stays on schedule. In this step you can sit back and relax while we work for you.

Our team will send out the plans to Engineering to ensure that it meets all the industry standards, send out to our vendors to get bids on pricing, and lock in those final Prices with them. This allows us to give you a solid Final Price on your new Dream Home.

6) Permitting and Construction Start

Once Final pricing is compiled and approved and financing is set up and ready to go we will send your engineered stamped plans as well as all other necessary documents for permitting off for approval. Once we receive the stamped permit from the city we will be ready to start construction on your custom home.
